The Hoppe Grocery Building

This distinctive Italianate-style double storefront building was constructed in two stages between 1884 and 1896. The building originally housed the Hoppe Grocery store. In later years Long’s Cleaners operated a laundry from the building and the structure has been referred to as Long’s Laundry for years.
The two story brick building features largely intact store fronts on the 1021 side with large plate glass windows which are currently boarded up. There are also recessed, double leaf wooden entry doors on the 1021 side. The 1023 side has a partial store front and will need reconstruction due to the replacement of the brick corner pier on the southwest corner of the building. The 1021 side provides an excellent model to base the restoration of the 1023 side. Well preserved ornamental cast iron columns grace both sides of the building’s façade. Arched 2/2, double hung windows are located between brick pilasters on the second floor of the façade. A highly ornate bracketed tin cornice graces the top of the façade. The tin work is believed to have been done by a local tin craftsman named Alex Whalen.
The Hoppe Grocery is located in the Patee Town section of St. Joseph and is on the northeast corner of the historic Patee Park. It is very close to the Pateetown National Historic District which is a compellation of residential structures and historic commercial buildings and museums including the Patee House Museum, the Pony Express Museum, the Jesse James Home Museum, the Society of Memories Doll Museum and the Fire Museum along with an antique mall. The multi-million dollar adaptive reuse project of the historic West Tab/Meade building will most likely stimulate improvements to the area as well.

The commercial structure at 1021-23 S. 10th Street meets Sec.7-351 Dangerous Building criteria. Anyone interested in purchasing this structure would be required to meet with the City’s Property Maintenance Staff to establish a repair schedule. The perspective owner must obtain an affidavit confirming they are aware of the structures dangerous building status from the current owner and sign and notarize the document in order to comply with the 2000 IPMC - Sec. 107.5 Transfer of Ownership.
